Runnymeade Farms Phase VII - Apartments - Bluebird View
October 2022:
- The roadway and traffic improvements throughout the development have been largely completed at this time.
- The gas main extension along Pritchard Place & Runnymeade Drive is scheduled to begin in early November.
- Curbing and paving have been completed around the buildings.
- The developer was awarded grant funding from DCNR for the Sawgrass Stream Valley stormwater management upgrades. It is expected that these will be started before the years end.
May 2, 2022: Canter Drive and Providence Road Improvements: Road improvements are scheduled to resume at the intersection of Canter Drive and Providence Road starting May 3rd and are anticipated to take about a week weather permitting. Providence Road improvements at the intersection of Runnymeade Drive are anticipated to resume beginning the week of May 9th and is anticipated to take about 4 weeks, weather permitting. There are no road closures scheduled with these improvements, however, there will be delays. Please plan accordingly. If you have any questions, do not hesitate to contact the Township office.
December 2021: The foundation permits for Phase VII have been released and the contractors have begun the utility installation for the project (sewer, water, electric). Temporary road closures may take place, however the contractors and Township are working together to notify the HOA's of any possible delays as they arise. The contractors continue the installation of the traffic lights and right-of-way improvements along providence road. There have been some minor delays as work continues to move forward. The developer has submitted the remainder of the building permits for the project, including mechanical, plumbing, and electrical, which are currently under review at this time.
November 3, 2021: The developer received their Water Obstruction and Encroachment permit approval for the Sawgrass Stream Valley improvements, which gives consent to restore, remove, construct, and maintain the existing Sawgrass Valley stormwater management facilities in and along the Crum Creek.
September 28, 2021: The Developers have completed the Charter Oak Drive Stormwater management improvements and they are currently waiting on their approvals from the state for the Sawgrass Stream Valley Stormwater management project before they can be issued any building permits from the Township. GMH has their foundation permits in for the apartment buildings and they are under review. Right now they are working on the grading and ground work for development. During this time, they are working to install their E & S controls, Stormwater management facilities, and preparing the site to start construction.
May 17, 2021 - Charter Oak Dive Stormwater Management Improvements: As a part of the development of Phase VII in Runnymeade Farms, GMH Capitol Partners have committed to Stormwater management improvements throughout the overall Runnymeade Farms Development. The first improvement will replace approximately 1,350 linear feet of existing stormwater pipe infrastructure currently in need of repair, and all associated inlets. The work on these improvements are due to start the week of May 17, 2021 and anticipated to take about 8 weeks, weather permitting. The restoration process will take longer. The construction crews will be starting at the lowest point of the project, which begins at Crum Creek, behind Charter Oak Drive nearest to Knights Way. From there, construction will take place on existing easements to Hickory Run, and then through Charter Oak Drive, ending at the intersection of Charter Oak Drive and Runnymeade Drive. June 30, 2020: The Board of Supervisors voted 2-1 in favor (Supervisors Gravina and Winchester in favor, and Supervisor Hallam opposed), of approving the Conditional Use and Final PRD Applications (Resolution 2020-24 and Resolution 2020-25). Copies of the Decisions are posted below.
